Why is it cheaper to book direct with us?
‘Online travel agents’ (OTAs) such as booking.com and Expedia are very convenient but they charge accommodation owners like us commission fees when you use them.
Unlike Airbnb these commission fees are hidden from view and are usually between 15% - 20% of the price you pay through an OTA 🙁
So the good news is:
Book direct with us we avoid this commission, happily passing the savings straight onto you - yay!
You get a lower rate and save money - at least £20 off each night *

You get to choose your room
We like to think all of our rooms are nice, but you get to select which room you reserve
Reservations are normally for a minimum of 2 nights when you book direct with us ( or 3 nights when you book elsewhere, over bank holiday weekends and other selected dates )

Our child policy
In general we don't usually accommodate infants / children under the age of 14
We have no family rooms, and our bedrooms accommodate a maximum of two people each with little space for travel cots or extra beds, nor do we have high-chairs or other facilities
The layout and features of our home (such as open stairs and landings, and an open pond in our garden) mean it is especially unsuitable for very young children
However, this is not a strict blanket policy as we know all children are different, so please have a chat with us first with a view to booking - don’t hesitate to get in touch and we can discuss the best options!
We can of course also happily recommend other places to stay locally that we know very well and think are perfect for families if you wish to look elsewhere
Our pet policy
We unfortunately cannot accommodate pets
This is due to us having our own dog - Bryn - who lives ‘behind the scenes’ with us (he is very friendly but not a fan of other pooches in the house), and also both the layout of our home and for the comfort of other guests
Trained assistance dogs are of course welcome
If you wish to stay in Trefriw specifically we highly recommend the cute holiday cottage Glan-y-Ddol which is immediately next door to us and is dog friendly!
Our booking terms and conditions
Making a booking and payment
Bookings can be made using our secure online platform, by phone, or by e-mail
A credit / debit card is required to secure your room - we reserve the right to pre-authorise credit cards
No prepayment or deposit is taken before your stay - we accept credit / debit cards and cash payments upon departure
If you wish to pay in full before or during your stay please just let us know
If you pay in full before your stay and subsequently wish to cancel within the free period a full refund will of course be given
Modifying or cancelling your booking
We understand that plans can change so if you have booked direct please get in touch with us by phone, e-mail or WhatsApp at the earliest opportunity should you wish to modify or cancel your booking
Modifying your booking
Reservations can be modified free of charge subject to availability - please just get in touch by phone, e-mail or WhatsApp if :
you wish to change your dates, or
you wish to change your room selection, or
you wish to shorten or lengthen your stay
Cancelling your booking
If notice of cancellation of a direct booking is received more than 24 hours before your stay then no charge is made
If notice of cancellation of a direct booking is received less than 24 hours before your stay, or on the day of arrival, then a charge equal to the first night of the stay will be made
In the event that you do not arrive as expected and no notice of cancellation is received we will assume that you are cancelling your booking and a charge equal to the first night of the stay will be made
Modifying or cancelling a booking.com reservation
Bookings made via online travel agents such as booking.com will have different cancellation terms to those made direct with us
Please initially check your booking confirmation from them - if in doubt you can of course contact us for more information
We are not able to modify or cancel booking.com reservations on your behalf - you can only do this via their website or app
Check-in / Check-out times
Check-in is from 4pm until 9pm - please let us know your expected arrival time so we can make sure we are around to greet you
Check-out time is normally by 10am - we have a small window to prepare rooms and run errands (eg. walk Bryn!) before new guests arrive in the afternoon
Please just ask if you need a bit of flexibility around either arrival or departure times and we will of course do our best to assist you
Smoking policy
All areas inside our home - including guest bedrooms - are strictly no-smoking or vaping and sensitive smoke / fire sensors are present throughout the house
We have a large garden and plenty of outdoor space for those wishing to smoke or vape but we ask that you of course leave no trace - thank you!
